Ireland, in plain English

In Ireland, apartment and duplex developments are run by an owners' management company (OMC). Each owner is a member, and the directors are usually owners who volunteer. The main law is the Multi-Unit Developments Act 2011, alongside company law.

The sinking fund

An OMC must keep a sinking fund for refurbishment, improvements and non-recurring maintenance. The Act sets the yearly contribution at €200 per unit, or another amount agreed at a meeting of the members (Multi-Unit Developments Act 2011, section 19).

Service charges

The OMC sets an annual service charge budget for running the development, and the members consider it at a general meeting. Ask for the budget and the accounts if you haven't seen them.

Big repairs

For large works, the directors should get more than one quote and be able to show the members how the choice was made. The quote check reads quotes in euros too.
